A general contractor builds the project. An owner’s representative works for the owner, overseeing that contractor and the designers to protect the owner’s budget, timeline, and vision.
For high-value custom homes and whole-home renovations, yes — the guidance typically pays for itself by preventing costly missteps, change-order surprises, and misaligned teams.
A construction manager is hired to run the construction phase, and on many projects is engaged by or aligned with the builder. An owner’s representative is engaged directly by the homeowner and stays involved across the whole project — feasibility, design, construction and furnishing — reviewing the construction manager’s and contractor’s work rather than performing it.
Owner’s representation is usually structured one of three ways: a percentage of total project cost, a fixed fee for a defined scope, or an hourly or monthly advisory rate. ARIID Group scopes the structure to the project during the initial consultation, so the fee is agreed before any commitments are made.
Before the design and construction contracts are signed. The decisions that set a project’s budget and schedule — feasibility, team selection, scope and contract terms — are made at the very start, so an owner’s representative brought in at pre-construction has the most leverage to protect them. Bringing one in mid-construction still helps, but the costliest commitments are usually already fixed.
